With the introduction of MEES (Minimum Energy Efficiency Standards), as of 1st April 2018 with some exceptions, it is illegal to grant a new tenancy to new or existing tenants for a commercial building that is below an EPC rating of an E. From 1st April 2023 landlords will no longer be able to continue letting non-domestic property which is already let if the property has an F or G Rating unless an exemption has been applied for. As much of the existing UK stock of commercial property is below this standard it is important to assess current stock and the most cost effective way of making necessary improvements. 

 

The recent commitment by the UK government to reduce carbon emissions to net zero by 2050 will mean that minimum standards need to improve rapidly. To this end the government are planning to change the minimum standard to a B by 2030 with maybe some intermediate steps.  This makes it even more crucial to analyse all existing building stock to see to what level it can be improved to and at what cost.

At Anglia EPC we use Design Builder software to accurately model changes to the building. The fabric of the building is important in terms of U values and thermal mass and is always a consideration when looking for for improvement. The heating and ventilation systems as well as lighting systems and controls can also have a large effect on the efficiency of a building. Quite often just changing to LED lighting can have a dramatic effect as can automating some controls. Once an initial assessment of the building has been made we can advise on the effectiveness of the different options. We can also help with exemption calculations should that be required.
